John Femenia is a seasoned finance professional with over 15 years of experience in investment banking and real estate. He is the founder and managing principal of Source Realty Capital, a leading private lender specializing in 1-4 family and small balance multi-family properties. Under his leadership, the company has grown from a start-up into a powerhouse lender generating over $100 million annually in originations, delivering exceptional service to experienced real estate investors across the country.
John began his career in the maritime industry, serving as an engineering officer for Military Sealift Command, a civilian transportation organization supporting the U.S. military. He later joined SEACOR Holdings, an oil and gas services company, as an associate reporting directly to the CEO, where he was responsible for evaluating acquisition targets and business development opportunities.
He transitioned into investment banking, working at several prominent bulge bracket banks. During this period, John raised over $2 billion in equity and debt capital across the rail, trucking, and maritime sectors, establishing a strong track record in structured finance and capital markets.
In 2019, recognizing a market gap following the Great Recession, John launched Source Realty Capital to help real estate investors access institutional capital. As traditional banks pulled back from small real estate loans, experienced investors were often forced to rely on hard money lenders. John seized this opportunity to bridge the gap between real estate investors and institutional money, creating a platform that aligns capital with opportunity.
John holds a Bachelor’s degree in Engineering from the United States Merchant Marine Academy and an MBA in Finance from Columbia Business School. He also served as an officer in the U.S. Naval Reserve, receiving an honorable discharge in 2011.
